The months ahead

My first draft of this blog was one I wrote after looking at some independent market stats. They’re back…

I’m sure it will be a relief to many to learn that, having dropped off a cliff as COVID restrictions came into effect, a vital indicator of market activity has found its way back to what our team consider ‘normal’. (read more) They’re back.  The phone is ringing, and email in-boxes are filling up. Enquiries received by the Morton leasing team are back to pre-pandemic levels.  And from those enquiries our team are now back to securing 30 new tenancy agreements each week.  People are back on the move. The Value of Time

During the lockdown there was one thing many were not short of. Without the noise of regular life, we realised the value of time, what can be achieved with time and how precious it is. In terms of our business time can reflect productivity but I think it is equally important to acknowledge it also represents experience, and in residential real estate ‘experience’ can play a huge role in delivering success. Moving On

As we start to move on from isolation there is no doubt many things remain unknown. I have written many times about adjusting to the ‘new normal’ but it is increasingly clear that as a result of the pandemic a huge range of personal, business and government priorities and policies might yet change.  I think we’ve a long way to go until we do find a new normal, but I’m excited at the possibilities that might emerge. Work to do

So here is where we are at.  As I mentioned last week the residential property sales market is moving along quite nicely.  Demand is there and our team are achieving quality value for vendors. The area of the market that has taken a real hit is the rental market.  It is very tough and I’m not sure what, or when, it might turn it around. There is real work to do there. Surprising Numbers

Here’s something that might surprise you.  For the last two months, while the world has been turned upside down in what we all agree are unprecedented social and economic circumstances, the Morton sales team have delivered results higher than for the same two months last year.  While the world around us was going crazy it seems the property market was quietly doing its thing.  Surprised?  I will admit I was. The Curve

Where are we?

Over recent weeks I have written about how our team is adjusting and working to deliver for our clients but have intentionally refrained from commenting on how the market itself is responding.  Quite frankly I don’t think anybody really knew what would happen and I don’t see any value in making generic motherhood statements merely for the sake of trying to make everyone feel a bit better. Emotion and Leadership

So, this week we have the promised rent relief package from the NSW Government. I’m not sure what everyone was expecting and I’m sure there will be many disappointed, but it’s good to see some financial relief for landlords with the incentive they must pass that on to their tenants. I acknowledge the measures won’t fix everything and I know emotions are still running very high across our client base.  Recognising that reality, I’ve told our team when dealing with clients that they must show leadership, not emotion.  It might sound tough, but here’s why…. The Property Frontline

It’s another day. It is really that simple. In these extraordinary times we just must get up and get on with it, and I’m proud to say that’s exactly what our team is doing.  The world around us is turning upside down but in the week just gone we’ve successfully negotiated good property sales and matched great tenants with their perfect rental property.
