The way tenancy applications are assessed across Australia is changing, and we updated our application process to ensure we remain compliant with the latest privacy requirements and industry expectations.
The changes follow a recent determination by the Office of the Australian Information Commissioner (OAIC), which reviewed tenancy application platforms and found that some information commonly requested from prospective tenants was either not reasonably necessary or was not being collected fairly. As a result, property managers across the industry are being encouraged to take a more targeted approach to the collection of personal information.
As part of these changes, we has reviewed and refined our tenancy application process. We now focus on collecting only the information that is genuinely required to assess an applicant. This includes verifying their identity, assessing their ability to pay rent, and understanding how likely they are to maintain and care for the property. We’ve also reduced the amount of supporting documentation requested upfront and removed non-essential questions relating to areas such as gender, student status, citizenship, detailed dependant information, bankruptcy or bond assistance status, and extensive living or financial history.
For landlords, this means tenancy applications may appear more streamlined than they have in the past. However, the information provided will be directly relevant to making an informed leasing decision. Where additional information is required, it will be collected later in the process and only from the preferred applicant when genuinely necessary.
Importantly, our commitment to thorough tenant screening has not changed. Our team continues to verify identity, income and employment details, conduct reference checks, assess each application carefully, and provide clear recommendations to help landlords select the right tenant for their property. While the process has become more focused and efficient, landlords can remain confident that they will still receive the information they need to make informed decisions.
This update reflects a broader industry shift towards data minimisation and fair information collection practices. By adapting our processes now, we’re ensuring compliance with evolving privacy standards while continuing to deliver a high level of service and protection for our clients and their investments.
