March | Navigating the New Rental Reforms

What Tenants and Landlords Need to Know

The upcoming rental reforms set to take effect on May 19, are poised to significantly impact both tenants and landlords. Here’s a detailed look at how these changes will shape the rental market:

Key Reforms

Ending No-Grounds Evictions: One of the most significant changes is the end of no-grounds evictions. Landlords will now be required to provide a valid reason to terminate any lease type. This reform aims to provide tenants with greater security and stability in their rental arrangements. Longer notice periods will also be implemented, giving tenants more time to find alternative housing if needed

New Rules for Pets: Tenants will have the right to apply to keep pets in their rental properties. Landlords can only refuse such requests for specific reasons, such as owner-occupation or local council restrictions. A standard application process has been introduced, and if landlords do not respond within 21 days, approval will be automatic

Sales Market

Increased Tenant Security: The end of no-grounds evictions is expected to enhance tenant security, potentially leading to longer tenancies. This stability can be beneficial for landlords as well, reducing turnover and associated costs.

Higher Demand for Pet-Friendly Properties: With the new pet rules, there may be an increased demand for pet-friendly rental properties. Landlords who accommodate pets could see a broader pool of potential tenants, potentially reducing vacancy rates.

Rental Market

Potential Stabilisation of Rental Prices: The reforms could lead to a stabilisation in rental prices as tenants feel more secure and less pressured to move frequently. However, the overall impact on rental prices will depend on various factors, including supply and demand dynamics.

Investor Considerations: For property investors, the reforms present both opportunities and challenges. While the end of no-grounds evictions and the new pet rules may require adjustments in our property management practices, the rent payment options can enhance tenant satisfaction and retention.

To sum up, the rental reforms are set to create a fairer and more stable rental market for both tenants and landlords. By ending no-grounds evictions, introducing new pet rules, and providing rent payment options, the reforms aim to improve the overall rental experience. Both tenants and landlords should stay informed about these changes to navigate the evolving market effectively.
